Why West Texas
The Permian Basin has spent a century building exactly the infrastructure the technology sector now needs: dense transmission, industrial-scale water handling, a workforce comfortable with heavy construction in remote conditions, and county governments that move quickly because they always have.
Add to that some of the lowest industrial power costs in the United States, land available in contiguous sections rather than fragmented parcels, low humidity that favors dry cooling, and unincorporated ground with no zoning overlay to negotiate.
What's missing is the connective work — figuring out which section actually has an interconnect path, whose family owns the surface, where the water really is, and how to get a road and fiber to a place that has never needed either. That is the entirety of what Westex Land Company does.

Land is the easy part. We underwrite power and water before we underwrite acreage.

Curative work, easements, and surface use agreements resolved before a tenant ever sees the site.
